Club at the Forefront of Infrastructure Build
The Barham Services Club — known as cluBarham — is set to embark on one of its most ambitious projects yet with the planned development of Barham Lakes, a new lifestyle community aimed at transforming the twin towns of Barham (NSW) and Koondrook (VIC).
CEO Jason Wallace says the idea has been years in the making.
“It’s been a hot topic for the past three years. The original Barham Lakes operated from 1987 until about 10 years ago. We’ve now done all the due diligence and… we lodged our development application with Murray River Council,” says Jason.
Located just 800 metres from the cluBarham, the Barham Lakes development will bring around 350–400 new residents to the region over the next decade.
“In a town of 2500 people, that’s a massive increase,” he says.
“According to the ABS, that’s around $6 million in economic benefit to our local community every year. It’ll be a great boost to our local businesses.”
Membership growth is also anticipated, with Jason estimating that many incoming residents will take up bowls and golf.
“We own the Golf Club, the Bowls Club, and even support the Tennis Club — so this project helps our whole ecosystem thrive.”
With the financial landscape for clubs constantly shifting, Jason says Barham Lakes will offer critical long-term sustainability.
“We need to diversify. This project is part of safeguarding our future,” he explains.
The development will operate as a land lease community, meaning cluBarham will retain ownership of the land, generating ongoing weekly site rent and a share in future property sales.
Villawood Properties has been engaged to project manage the build — a relationship Jason says is built on trust and experience.
“They’re reputable, honest and professional. While it’s not a joint venture — cluBarham is taking on all the financial risk and reward — Villawood are managing the delivery,” he says.
An expression of interest campaign launched earlier this year attracted more than 140 serious leads. If approvals move smoothly, sale contracts could begin within six months and homes could be ready by early 2027.
“Our goal is to have the first homes on site and ribbon cut in 2027. It’s a huge milestone,” says Jason.
While bowls and golf will be a big drawcard, Barham Lakes isn’t just for sports enthusiasts.
“We’re right near the Murray River, so it’s perfect for people who love nature, food and a quiet retirement lifestyle. It’ll appeal to anyone wanting to enjoy what this beautiful region has to offer.”
As the development progresses, cluBarham will continue its strong community engagement — including its role in hosting the 2025 World Bowls Champion of Champions in September.
